Guide · Water HeaterIf cold is fine, the main supply is fine and the restriction is on the hot side: a fixture aerator or cartridge, debris from the tank lodged in a valve or line, a partly closed valve at the heater, or a restrictive heat trap nipple. First find out whether it is one fixture or the whole house; that tells you where to look.
Guide · Water HeaterMost milky hot water is dissolved air coming out of solution as the water heats; it is harmless and clears in a minute or so. A simple glass test tells you: if it clears from the bottom up, it is air. If it stays hazy, settles particles or has a color or odor, look at hardness minerals, sediment in the tank, a failing dip tube, or rust.
Guide · Water HeaterA tankless heater only fires above a minimum flow rate and drops out when flow falls near that line. Clogged inlet screens, scaled heat exchangers, low-flow showerheads and aerators, and mixing valves that cut hot flow are the usual causes. The wrong turn is calling it a gas or ignition fault and replacing parts when the real issue is water flow.
