Electric tank water heater: field service manual
Covers: Residential 240 V dual-element tank heaters (roughly 30-80 gal) with surface-mount upper thermostat/ECO and lower thermostat
The most common electric storage heater in the US: a glass-lined steel tank with two screw-in immersion elements, two surface thermostats and a high-limit (ECO) on the upper thermostat. Wired non-simultaneous, so only one element runs at a time. Most faults are elements, thermostats, sediment and water-side problems.
Safety first
- 240 V: breaker off and verify 0 V before contact
- Never energize a dry element
- Never plug the T&P valve
- Permit/licensed plumber may be required for replacement
How it works
Cold water enters through the dip tube to the bottom; hot water leaves from the top.
The upper thermostat has priority: while the top of the tank is cold, it powers the upper element. When the top is satisfied, it switches power to the lower thermostat, which then runs the lower element.
Each thermostat opens one leg of the circuit; the other leg stays live, so about 120 V to ground on an idle element is normal.
The ECO (energy cut-off) is a manual-reset high-limit on the upper thermostat that cuts both legs if the tank overheats.
